Be Polite Properties focuses on acquiring well-located properties in Boston, MA, North Carolina, South Carolina and other attractive metropolitan areas that offer attractive in-place cash flow and the ability to create additional value through repositioning.
Be Polite Properties was founded by husband and wife team Dedric & Krystal Polite. Mr. Polite is a well-respected real estate investor who has invested in the multi-family sector for over 10 years. Mr. Polite began his real estate investing career when he purchased his first multifamily apartment building at the age of 25, less than 3 years after graduating from Amherst College. Mr Polite completed the Business Bridge Program at Dartmouth’s Tuck School of Business. He has also taught digital marketing classes at the Harvard’s Innovation Lab.
Mr. Polite is the Managing Partner and Chief Investment Officer of Be Polite Properties and oversees every aspect of the business, including working closely with Krystal, the operations and management team on business plan execution. The Be PoliteProperties team firmly believes exceptional property management and oversight are essential to maximizing returns and reducing operational and financial risk and is myopically focused on performing at the highest level at all times.
From 2004-2010, Mr. Polite honed his consultative sales skills as a Sales Consultant for Novartis Pharmaceuticals. From 2010-Present Mr. Polite has managed sales for several venture backed software companies, several of which he has helped go public via IPOs. Companies Mr. Polite has worked for includes HubSpot (employee #125, now publicly traded marketing automation company with multi-billion dollar valuation, ChannelAdvisor an enterprise eCommerce software company, now publicly traded with multi-billion dollar valuation, and a fin tech juggernaut that has raised over $500 million in capital since inception.
In addition Mr. Polite purchased a burgeoning mall scooter rental business in January 2016 and increased annual sales from $105,000 to over $300,000 in 12 months before selling the business in late 2017.
Krystal Polite is Co-Managing Partner and COO of Be Polite Properties. Krystal is a visionary and entrepreneur with a heart for helping people. Krystal started her first business at the age of 18 while a student at Johnson & Wales University. She went on the write, produce, direct, and take on tour a wildly successful stage play, that grossed over $20,000 per show. This venture earned her the nickname the “female Tyler Perry”.
After graduating from Northeastern University in 2002 with a degree in business Mrs. Polite has served in management roles at the following large corporations: Comcast, Boston Scientific, and Delaware North. Mrs. Polite later spent 7 years honing her real estate industry expertise as a Manager at a large property valuation firm. She had extensive experience in real estate, BPOs, real estate appraisals, managing people, customer service teams and vendor relationships.
Mrs. Polite also founded an arts & education non profit based in Boston called Great Young Minds. She built the organization from a startup to an organization with a membership waiting list of 5 years. 18 of the 20 students she personally worked with went on to attend college.
With this experience to bear Mr & Mrs. Polite have combined forces to build a real estate business that will stand the test of time. Their goal is to create a legacy of wealth, excellence and giving for their three young sons.
